Site Plans

A Site Plan describes improvements that will be made to a piece of land. It includes the outlines of proposed building(s) and all structures to be erected. It can also include site improvements such as driveways, parking lots, land topography, landscaping and utility connections.

Roadway Surveys

Surveyor’s services are essential during all stages of road design, construction & alterations. In order to properly design a new road or existing road alteration, the designer needs a base plan depicting topography, infrastructure and other details on the area of future road constructions. When the design is ready, it is the surveyor’s job to stakeout the horizontal and vertical location of new structures based on constructions plans. After construction is finished it is necessary to locate all the improvements and prepare a road as-built plan.

Profiles and cross-sections are usually complementary to both: road base plans and road as-built plans.

 

Construction Layout Surveys

Construction layout surveys take the design plans from paper to reality. It not only includes locating and setting survey stakes in a horizontal position, but also the actual elevation or the required cut or fill necessary to obtain the design elevation.

Construction stakes are typically used to mark out site construction improvements that include building corners, edges of pavement, drainage structures, sanitary sewer structures, septic systems, wells, utility lines, sidewalks, driveways, and other In most cases, after construction is complete an as-built plan is required.

As - Built Plans

An as-built plan is a drawing prepared after construction is completed. It shows the locations of the new features on the site, their ties to the property lines and sometimes includes distances to other objects (e.g., wetlands).

As-built plans are usually required by local municipalities to ensure that the improvements were constructed according to the approved plans.
